a) To ensure finalization of agreements, to select rent, pre-mature settlements, increment of rent to select new & exiting Sites, stores.
b) To convince the landlords for rent reduction.
c) To verify title documents of new & existing sites.
d) To draft lease agreements, MOUs and power of attorney.
e) To work closely with legal department for clearance of title documents, agreements.
f) To negotiate rent for new sites and renewal of existing stores.
DUTIES AND RESPONSIBILITIES DAILY
To visit the markets frequently for opening new outlets in the newly developed and progressive markets with real estate manager to negotiate rent and lease period with the landlords/land ladies as preapproved wish list & Budget.
To Survey, evaluate and suggest new stores sites in the progressive markets & Malls as per Budget Plan.
To coordinate with Business Development Manager, regarding settlement of rent, lease agreement.
To keep control of leases and ensuring that new agreements are negotiated in good time.
To visit the markets with business development manager & operational staff for frequently reopening new outlets in the newly developed and progressive markets and negotiates the rent and lease period with the landlords/land ladies.
To coordinate with Business Development Manager regarding settlement of rent, lease agreement.
To keep control of leases and ensuring that new agreements are negotiated on good rates.
